RealtyJuggler is a Real Estate CRM favored by real estate professionals because of its low price, flexibility, and ease of use. Licensed Realtors use RealtyJuggler to consolidate their lead sources and track their deals, so it has the necessary sophistication to function as a wholesaling CRM.

While RealtyJuggler does not generate leads internally, it provides you with the flexibility to utilize any of your preferred lead sources and coach recommendations. You won’t be stuck with a single underperforming lead source just because it is tied into your CRM. Wholesaling With RealtyJuggler Real Estate CRM

Real estate wholesaling is a short-term investment process focused on finding distressed properties or undervalued properties priced below market value, negotiating a purchase contract, and then assigning that contract to a buyer interested in paying a higher price.

RealtyJuggler Advantages And Features

RealtyJuggler has a variety of ways to integrate leads, from a Call Capture feature that automatically grabs Caller IDs from text codes on signs, postcards, and other advertising campaigns, to their Email Feed system which parses leads from the web in real time.

RealtyJuggler also provides a Valet Import service, allowing you to either send them files to import into your database for you, or to request your own custom importers for any lead sources you want to use regularly.

Their knowledgeable and friendly support staff is easy to get on the phone, and they frequently work with probate realtors, so they are well-versed in many of the same strategies that wholesalers use to nurture their leads.

Lead Acquisition

One of the most effective ways to find motivated sellers is through the strategic placement of bandit signs in neighborhoods where there is a high likelihood that homeowners are looking to sell. It’s important to familiarize yourself with local regulations regarding sign placement, but by placing signs in highly trafficked areas, investors can quickly garner significant interest from a number of owners looking to sell their homes quickly.

To take advantage of that interest, investors need to have a lead intake system, so they don’t miss out on leads when they’re unavailable to take calls. Some investors hire call centers to handle this task, but RealtyJuggler provides a more affordable solution.

Bandit Signs With Call Capture

With RealtyJuggler’s Call Capture feature, you can establish a dedicated phone number as a hotline for bandit sign inquiries, this hotline number automatically collects caller ID information from anyone that calls or sends a text, but it also insulates your personal phone number from unwanted calls.

To make this work, you can create a Listing record in RealtyJuggler for each neighborhood, or bandit sign location.  You could get by with a single record for all signs, but by creating separate records, you’ll be able to track the origin of each call or text you receive to a particular sign location.

For each Listing record, you’ll designate a three-digit text code, which should also be printed on the corresponding bandit sign. 

Each code matches a specific Listing record in your RealtyJuggler database and will trigger an automatic response to the lead. You could use the same message for all your signs, or you could have specific pitches for different neighborhoods. You can have up to 100 unique code and pitch combinations active at any given time.

When a lead sends a text message, or calls and enters their code when prompted, they immediately receive the response you have established for that neighborhood or sign location, and you will receive a text alert on your phone with the name, number, and sign location for your new lead.

The phone number that you display on the bandit signs includes voicemail and can also optionally provide the caller with a prompt to connect the call to you directly, in case you prefer and are able to be more hands-on with your lead intake.

Though you can simplify the approach to a single code and automatic response or skip the code altogether if you don’t need an autoresponder, having several unique codes is a great way to analyze the effectiveness of each bandit sign’s location.

Direct Mail Campaigns

Another strategy employed by successful real estate wholesalers is the tried-and-true method of direct mail campaigns. Real estate postcards are a cost-effective way to get your message out to your leads and grab the attention of any motivated sellers.

There are many types of motivated sellers to look for, from foreclosures to absentee owners, property inheritors to VRBOs. Your coach will have specific guidance for locating these leads. They may suggest working with a licensed Realtor to gain access to the local Multiple Listings Service or searching aggregator sites like Zillow and Redfin for short sales, ‘For Sale by Owner’ or ‘Fixer-Upper’ properties. Even local tax assessors or county records can be a good place to find free pre-foreclosure or probate leads.

Property owners looking to sell their own home fast, without the assistance of a realtor, may turn to Craigslist looking for a fast sale. A probate representative scrolling through their Facebook feed and wondering what to do with the property they just inherited is primed for a well-placed ad. An overwhelmed homeowner facing foreclosure is likely to turn to Google at some point to research their options.

Websites provide exposure and credibility for your business. They give people something to find with their Google searches for fast home sales, but also provide a place to direct your ad traffic. When that probate rep clicks on your Facebook ad, or someone follows the link in your Craigslist post, they can all be directed to your website. Your site could consist of a single landing page for all your leads, or you could have multiple pages with different pitches for different types of leads. You control the presentation of each of your pitches from the advertisements themselves to the unique landing pages. Each RealtyJuggler account provides a unique lead forwarding address, or Email Feed, for automatically capturing contact information from your ‘Contact Me’ forms on any website. So, you’re free to choose whichever website vendor you like best, based on factors like price, support, and positive user reviews. RealtyJuggler will automatically generate Prospect records in your database using the information your leads provide on your website’s Contact Me form and will immediately notify you whenever you have a new lead.

This feature even works with Zapier, a third-party tool that allows for custom interactions to be established between different software.

For those times when you are unavailable to reach out to your new lead right away, they will be waiting for you in the Prospects section of your RealtyJuggler account. When you’re ready, you can use that Prospect record to send emails, text messages, or take notes when you call your new lead.

Once you’ve made your initial contact, you can categorize your new Prospect record based on their motivation and readiness to sell. You can set a quick follow-up reminder for each new Prospect to build up a daily call list to nurture each lead at a pace that feels appropriate to their situation.

Easy-To-Use Dashboard

RealtyJuggler has a dashboard-style page where you can view and complete your follow-up reminders each day. Just click on one of the leads in your follow-up list and decide whether you would like to send a text or an email or give them a call using RealtyJuggler’s built-in click-to-dial buttons. You can easily take notes while you’re on the call and adjust the follow-up schedule for that lead based on how the conversation goes.

This can all be done from your smartphone, but those click-to-dial buttons can also be programmed to send phone numbers via text from a computer to your cell phone, so you don’t have to use your keypad to dial. Alternatively, you could initiate bridge calls from your desktop computer, where the dialer button would ring your own phone and you would simply answer the call to connect with your lead. The dialer buttons can also be configured to work with Skype, Google Voice, and Apple’s Continuity feature for sending calls from your Mac to your iPhone.
